Airbnb in Sri Lanka: how to list your property, fees and how to get bookings

To host on Airbnb in Sri Lanka, create a host account, list your room or property with honest photos and clear house rules, set prices by season, and verify your identity and payout method. Airbnb takes a service fee on each booking, and if you run it as a business you should register the property with the Sri Lanka Tourism Development Authority (SLTDA).

How to list your property

  1. Create an Airbnb account and choose "Airbnb your home".
  2. Pick the type: a private room, a whole house or villa, or a unique stay.
  3. Upload 15 to 25 good photos: every bedroom and bathroom, the view, the kitchen and the outside.
  4. Write a title that sells the location and the experience, for example "Hill-country villa with tea estate views, Ella".
  5. Set your price, minimum nights, check-in time and house rules.
  6. Add a payout method and verify your identity.

Airbnb host fees

Airbnb uses two fee models. Under the older split-fee model, hosts paid around 3% and guests paid a separate service fee. Under the host-only model, now used by most professional hosts, Airbnb deducts about 15.5% from the host's payout and guests see one total price (Zeevou, July 2026). Fees vary by listing and country, so check your own payout reports.

Price with the fee in mind: if Airbnb takes 15.5%, a LKR 20,000 night pays you about LKR 16,900. Set your nightly rate so the payout still covers cleaning, utilities, staff and a profit.

Registering with SLTDA

Tourist accommodation run as a business is expected to be registered with SLTDA. The Asian Development Bank has also stressed the need to bring homestay owners into registration (Daily Mirror). Our guide to registering a guest house with SLTDA lists the documents and fees.

Getting your first bookings

  • Launch a little below your target price to win the first reviews, then raise it.
  • Turn on Instant Book if you are comfortable with it; many guests filter for it.
  • Reply within an hour. Response rate and time affect how Airbnb shows your listing.
  • Write a clear guidebook: directions, the nearest ATM and pharmacy, tuk-tuk tips and places to eat.
  • Ask for reviews with a friendly message after checkout.

Running Airbnb with other platforms

Many Sri Lankan villas list on Airbnb, Booking.com and Agoda together. Sync calendars to avoid double bookings, and read our tips for getting more bookings on Booking.com.

Building direct bookings

Platforms bring you guests; your own website and WhatsApp keep them. Returning guests, their friends and people who find you on Google Maps can book directly, without platform fees. A simple website with your rooms, rates, photos and a booking request form is often enough to start.

A listing checklist that converts

  • A title with the place and the main draw (view, beach, tea estate)
  • A first photo that shows the best feature in daylight
  • Every bed type and bathroom listed correctly
  • Clear notes on hot water, power backup, Wi-Fi speed and parking
  • Honest notes on stairs, road access and noise
  • A welcome message with directions and a contact for emergencies

Example: what you actually earn per night

Superhost status helps: Airbnb rewards hosts who respond quickly, avoid cancellations and earn high ratings. Treat every early guest as your most important review.
